Planning your estate sale
Sacramento estate sales & estate liquidation.
A house full of belongings can be difficult to manage during a move, a family loss, or a change in plans. Naz and Viki’s family-owned team helps Sacramento-area families turn that work into an organized estate sale, starting with a free in-home walkthrough. Estate liquidation is the process of selling the household contents; we discuss how the sale, remaining belongings, and your timeline fit together.

We review the contents and your goals, organize and stage rooms, price items, photograph the sale, market it to shoppers, and manage the sale itself. Furniture, art, collectibles, tools, decor, and everyday household items can all be part of the conversation. The walkthrough helps us decide which approach fits the property.
How long does preparation take?
We usually plan about two weeks before the sale. The first week focuses on organizing, staging, and creating photos and video; about a week of advertising, including social media, follows before sale days. Some sales run three to four days. The walkthrough helps us confirm the schedule for your home, access, and deadline.
Is an estate sale the right fit?
The quantity and condition of the contents, access to the home, parking, and your deadline all matter. A sale may suit a furnished home with a range of usable items; a smaller collection or a tight deadline may call for another approach. We discuss the options before you commit.
How much does an estate sale cost?
Our usual estate sale commission is 45–50% of net sales, with no upfront cost to you. Labor, staging, photography, and advertising are included. Collected sales tax and shopper-paid card fees are excluded before the net sales total is split. Clients can receive proceeds as soon as three days after the sale, as confirmed in the agreement. The only separate estate sale service charge is haul-away after donation, if that service is needed.
What to do before the walkthrough
Set aside personal documents, medications, family photographs, and anything the family intends to keep. Avoid throwing away or donating potentially saleable items before we review them. Tell us about access restrictions, a moving or listing deadline, and who is authorized to make decisions.
Managing the home from out of town
Tell us who can provide access, who is authorized to approve the work, which belongings must stay with the family, and any deadline for the property. Agree on how updates and decisions will be handled before preparation starts. Call or text to discuss your situation and whether the project is a good fit.
After the sale
Decide in advance what should happen to unsold items. We can discuss cleanout coordination, donation options, and practical next steps for the home. Sale management and the next stage of clearing the property should have a clear scope so everyone knows what to expect.
