Before clearing an inherited or changing household, set aside family keepsakes and private documents. Leave the remaining contents in place for the initial walkthrough when possible; ordinary household items may belong in the sale plan too.

How we usually prepare a sale

Our usual preparation takes about two weeks. The first week focuses on organizing, staging, and creating photos and video. We then allow about a week for advertising, including social media, before opening the sale. Some sales run three to four days; timing depends on the property and is agreed in advance.

Your home needs its own plan.

A previous sale is a starting point for the conversation. Your belongings, access, timeline, and goals determine the scope. Our usual commission is 45–50% of net sales, with no upfront cost. Labor, staging, photography, and advertising are included. Haul-away after donation is the only separate estate sale service charge. Your agreement confirms the rate and payment timing.
