Your property. Your priorities.

Review collections before packing them away

Show us the cabinets, display shelves, and storage areas as well as the furniture. Keep any existing maker information or purchase records with the pieces. You do not need to photograph or price every item before the walkthrough.

Allow time to show the contents clearly

Our usual preparation plan is about two weeks: a week for organizing, staging, photographs, and video, followed by about a week of advertising including social media. Your actual schedule depends on the property, our availability, and the agreed sale dates.

Agree on what happens after the sale

Discuss family keepsakes, donation, and any haul-away after donation before preparation begins. A sale cannot guarantee every item will sell; a written remaining-item plan helps you coordinate the next step for the home.

Clear before you commit

Know the cost. Follow the numbers.

45–50% of net sales

Our usual commission includes labor, staging, photography, advertising, and sale management. There is no upfront client cost. Your agreement confirms the rate and scope.

A printed sales report

We record sales by category using Square. Your report shows cash and card payments and gross and net totals. Collected sales tax and shopper-paid card fees are excluded before net sales are split.

A plan for what remains

We discuss donation and any haul-away needed afterward. Haul-away after donation is the only separate estate sale service charge. Proceeds can be paid as soon as three days after the sale; your agreement confirms timing.

Before you book

Can a sale include small collectibles and household items?

Yes. Our previous Elk Grove listing included decorative glass, figurines, toys, art, and kitchen collectibles. We assess the quantity, condition, access, and timeline of your own contents at the walkthrough.

Where can I see photographs from your Elk Grove sale?

The original sale listing linked above contains its published photo gallery. Those images document that specific event; they are not a promise of what another home will contain or sell for.
