Our usual commission includes labor, staging, photography, advertising, and sale management. There is no upfront client cost. Your agreement confirms the rate and scope.
A printed sales report
We record sales by category using Square. Your report shows cash and card payments and gross and net totals. Collected sales tax and shopper-paid card fees are excluded before net sales are split.
A plan for what remains
We discuss donation and any haul-away needed afterward. Haul-away after donation is the only separate estate sale service charge. Proceeds can be paid as soon as three days after the sale; your agreement confirms timing.

Can the sale happen before listing the house?
It can be planned that way. Share your intended listing and photography dates early so we can discuss preparation, sale days, donation, and any separately agreed haul-away.
Will the sale leave the house completely empty?
A sale does not guarantee every item sells. We discuss donation and any haul-away after donation before work begins, including scope and cost.
