Your property. Your priorities.

Include the garage and outdoor areas

Show us tools, storage areas, patio furniture, and any rooms you have not sorted. Mark items that are moving with you or promised to family. You do not need to price or photograph the contents before contacting us.

Work backward from your moving date

Tell us when movers arrive, when utilities or access change, and when the home must be handed over. We usually allow about two weeks for setup, photos, video, and advertising before sale days. The dates for your property depend on availability and the agreed scope.

Keep the next-home belongings separate

If you will still be using part of the house during preparation, identify the rooms and items that must stay available. Discuss how those spaces will be separated from sale items before staging begins.

Clear before you commit

Know the cost. Follow the numbers.

45–50% of net sales

Our usual commission includes labor, staging, photography, advertising, and sale management. There is no upfront client cost. Your agreement confirms the rate and scope.

A printed sales report

We record sales by category using Square. Your report shows cash and card payments and gross and net totals. Collected sales tax and shopper-paid card fees are excluded before net sales are split.

A plan for what remains

We discuss donation and any haul-away needed afterward. Haul-away after donation is the only separate estate sale service charge. Proceeds can be paid as soon as three days after the sale; your agreement confirms timing.

Before you book

Does an estate sale only include antiques?

No. Our Daylily Lane listing included ordinary household belongings alongside collectibles. The overall quantity, condition, access, and timeline help determine whether a sale is suitable.

Should I empty the garage first?

Set aside private or hazardous materials and what you are keeping, but pause large disposal decisions until we have discussed the contents. Mention anything requiring specialist handling.
